Why Home Information Packs are important for Selling Your Home?
There has been a lot of discussion about the Home Information Packs (HIPs) that had been introduced by the UK government in August 2007. As already mentioned Home Information Packs were introduced in August 2007 by the UK government and came into full affect as of 14th December 2007 and now the House Information Pack legislation covers all homes being sold in the UK. At the time when a property is ready to go on sale, the homeowner is required to make a HIP available to the potential buyers of their property. When House Information Packs were initially introduced, the first properties for which the HIP was made compulsory were those with four or more bedrooms but now the legislation regulating the House Information Packs covers all homes going on sale in UK.
Why were Home Information Packs introduced?
It was indeed to speed up and simplify the property buying and selling process in UK. Moreover by introducing the Home Information Pack the government benefited the people by providing buyers and sellers a proper channel or route to carry out all the transactions with all the relevant information being immediately available to buying and selling parties.
The government felt the need of introducing these Home Information Packs since previously the critical information about the property being sold was made available to the buyer only after an offer to purchase the property by the selling party had been made. In many cases, this inevitably lead to the breaking down of many property or home sales due to previously hidden problems with the property becoming apparent to the buyer at a later stage. Moreover, a lot of time invested in searching and deciding the property along with the money wasted on legal fees negatively affected the buyers negotiating in the dark. House Information Plans have succeeded in overcoming many of these problems and now made the process of property buying and selling quite simple and fast.
What do these Home Information Packs contain?
Every House Information Pack contains a number of documents the mandatory ones being legal proof or evidence of the ownership of the property, summary of the terms and conditions of the sale and any standard information such as those relating to water, electricity, drainage etc. An optional report may include existing guarantees or warranties, any additional leasehold information, the HCR (Home Condition Report) or Energy Performance Certificate (EPC). The optional reports are included only when applicable or if demanded by the home buyer.
